Friday Tips!⁠
Getting on a budget is essential when planning for your first home. Here are a few tips from Dave Ramsey. ⁠
⁠
*Budget to zero before the month begins.⁠
Set up a zero-based budget. It means your income minus all your expenses equals zero.⁠

*Start with the most important categories first.⁠
Giving and saving are at the top of the list, and then comes the Four Walls—food, shelter and utilities, basic clothing and transportation. Then you can fill in the rest of the categories in your budget.⁠

*Pay off your debt.⁠
If you have debt, paying it off needs to be a top priority. Use the debt snowball method to get rid of debt as fast as you can. ⁠

It’s not about quick fixes, but responsible financial activity over time.⁠

 1. Get a credit card: When used correctly, a credit card can be an effective tool for building credit. Charge a few budget-conscious purchases each month, and pay the balance off before your due date. Read that again...you have to pay the balance EVERY MONTH before the due date. If you're not willing or able--then skip this step. When not used correctly credit cards can do more harm than good!⁠ 2. Keep your balance low: This is the other side of the coin with credit cards. Try to only charge for items you could pay for out-of-pocket, and try to stick to a balance of only 10 percent of your credit limit.⁠ 3. Food: Take a look at your last bank statement. People spend a ton of money on fast food, impulse purchases and groceries. Find a way to meal prep to eat from home more often. If you like to eat out, make a plan and put it in your budget!⁠ 4. Leave paid debts on your report: Paid off debts like car loans show that you have a history of paying your debt on time.⁠ 5. Ask! If you’re looking to pay off a debt quickly, it can’t hurt to ask the lender to lower your interest rate. You can’t get what you don’t ask for!⁠

How long are you planning on living in the home? You’ll want to consider whether or not this home meets your needs not just now, but potentially 5-10 years down the road if that’s what you’re looking for.
Are you looking beyond the decor? Remember, things like paint colors, flooring and even countertops can always be changed over time. Does the location, layout and size fit your needs? Always think about the things you can’t change and decide if you’re happy with those features.

There’s no more important time to work on your credit score than when you’re about to apply for a mortgage. Improving your credit can save you a ton of money—we’re talking about thousands of dollars over the life of the loan. Here are the actions you can take that will have a notable impact on your score.⁠
⁠
*Check your credit.⁠
There are many free resources to check your credit report. The first thing you should do is get a handle on where you are currently. Review your report for any inconsistencies and review any claims against you. ⁠
⁠
*Pay down your credit card balances⁠
Credit utilization is one of the biggest factors in determining your credit score. Your credit utilization should at least be less than 30 percent of your limit, and it’s even better if you can get it below 15 percent. This rule applies to both individual cards and your overall credit limit.⁠
It may even be worthwhile to use some of the cash funds you were planning to use for a down payment to pay off credit card balances.⁠
⁠
*Do no harm⁠
While you certainly want to improve your score if possible, at the very least you’ll want to keep it steady. Avoid opening new lines of credit if you’re applying for a mortgage in the very near future. This will cause a hard inquiry to show up on your credit report.⁠
⁠
*Take care of negative items⁠
If you find any negative items (collections, late payments, etc.), write a letter to the original creditor. Explain the circumstances that led to the negative item, and request that it be removed from your report. It can be surprisingly effective, and removing a negative item will improve your credit score in a hurry. You can find some good templates for a request letter online.⁠

You’ve looked at so many houses you could practically star in your own HGTV version of House Hunters extended edition! Okay, maybe not that many but you have looked at your fair share and now you’ve finally found one that checks most of the boxes on your list and you want to take the next step!

So what happens next? Before you start creating Pinterest boards for every room of the house, we have to get an accepted offer first. That means we have to write an offer and submit it to the sellers. I’ll walk you through the entire offer to purchase and other applicable documents. Once we’ve decided on offer terms, you’ll sign it and I’ll submit it to the sellers. We’ll want to keep in mind things like – are there any other offers on the table, how long has the house been on the market, and how much you’re willing to offer.

I promise it’s not as scary as it sounds. I understand it’s probably the most intimidating because who wants to talk about money, you know? But the thing is, we have to do this to get to the fun stuff! The home tours, the accepted offers and the getting the keys part! The pre-approval process is actually so important for you to go through prior to starting your home search because you’ll be able to sit down with a lender and determine what you can realistically afford. Sometimes, on paper you can afford a lot more than you actually want to be spending on a mortgage. It’s important to find out things like what type of loan is right for you, how much you’ll have to put down, how much your closing costs will be and all the things.

HOW TO DECIDE WHICH ROOM TO DECORATE FIRST:

You recently got the keys to your new house and you’re feeling overwhelmed with everything on your Pinterest boards and your list of rooms to decorate! Where do you even start? Here are some questions to ask yourself before making a decision:

Which room will we spend the most time in?
Which room needs the most work?
Which space will be the least expensive to decorate?
Which areas need new paint and decor vs furniture and more major upgrades?
Which room will have the biggest impact?
A lot of times it’s best to start with the area where you spend the most time. This is typically the kitchen and living area but it might be different for you, hence the questions! You might feel like you should tackle that yellow bathroom from the 50’s but is that really where you want to start? Or would you rather add some fun pieces to your living room and make that a space you love first? When you start with a focal space, it can also help you decide what you want to do in other rooms instead of going in reverse order. Do these questions help?
